Complete the preparation process. Send us the required documents, authorizations and permits online,. The sooner you do, the sooner your home will be put into production. We'll assist you at every step.
Request a quote and we'll provide a detailed estimate/price for the optimized house modules of the home model chosen with the color options selected and standard features.
You'll then be asked to approve the quote, sign the sales contract and pay an initial deposit. You can do this online from the comfort of your home with the assistance of a an advisor, if you wish. It's faster and we can move your project forward more efficiently, more rapidly.
Go to your financial institution and get a mortgage pre-authorization to know where you stand in terms of borrowing capacity and budget not to slow down your preparation process. In addition, if you haven't already done so, you must find your lot and buy it.
Architects have designed and thought through our range of modular models. The house modules are optimized for you. The choices of exterior coverings, kitchen and bathroom cabinets, faucets, hardware, etc. have all been pre-analyzed to save you time and money. Our optimized modular models are factory pre-built on a dedicated production line and come with proven standard features just like cars. Our models have been planned according to popular products and household appliances standard dimensions to make your choices easy and accessible. We'll provide you with technical sheets to assist you with your electrical appliances choices.
Prefab modular construction works like this: the house modules are built in the factory with inclusions, exclusions and standard equipment. What is outside the module(s) and under the module(s) such as foundation, basement and its finish, patio and others are not included to give you the opportunity to save money and avoid management fees. See further down the page for an indication of the works that you'll need to complete before and after delivery onsite for your project.
Call the city council, municipality, neighborhood or other authorities depending on where your house is to be built to find out about urban planning standards, send them to our technical department and collect all the additional information required to facilitate the preparation of your project. Plan the public services you'll need (water, sewer, electricity, internet) or private services (septic tank, artesian well, etc.) as the case may be. Anticipate and plan the other works that need to be managed and done for the completion of your project.
Your project is then presented to our technical department. By then, you have approved your project in full and we have received your authorization signature to start the production process. At this stage of the process, a production deposit is required by bank transfer.
Present the house plan you have chosen to build for your project to the city, municipality or other authority issuing building permit as you'll need to apply for a building permit and get municipal authorization before your project start. You'll need to meet with your financial institution again to obtain proof of financing for your project before your project start.
When the house plan is approved by the city of construction and the building permit, the production deposit, the proof of financing and all documents necessary to prepare production are received, the production of the house is then launched at the factory.
During this time, coordinate the excavation, foundation and backfilling work before delivery of the house. Make sure that the water, sewer and electricity services are in place and ready to welcome the house on your lot according to the expected house delivery date.
When the construction of the house is finished at the factory and it is ready to be delivered to the site, a final quality control inspection is carried out before loading and transportation. Then, we proceed with the delivery and installation of the house modules onto your foundations. A site team carries out the zipping/connections of the house modules and joinery on site.
At this point, make the delivery disbursement required before the delivery and installation of the house modules on site. Payment by bank transfer must be received 48 hours before departure of the house modules from our factory. Your advisor will explain in detail the disbursements required during all stages of the project.
A team is finalizing the last work on site including the exterior finish and the installation of the pre-assembled porch or front balcony (according to plan and estimate). The final inspection of the house is done when this work is completed following delivery.
Coordinate and/or carry out the remaining interior and exterior finishing work i.e. plastering, painting, flooring and ceramics, basement finishing (if required), patio and other finishings according to your needs and wishes.

The prefabricated and factory-built house modules include floors, R29.76 walls, R52.08 roofing, 6000 degrees-day insulation, energy-efficient doors and windows, roof covering and under-roof membrane, exterior siding, drywalling, kitchen and bathroom cabinets, sanitary equipment, plumbing and electricity (according to plan and specs). Energy Star certified steel entrance door, patio door and windows in high energy efficiency PVC (according to product selection, plan and specs) and factory installation.

Predefined sanitary equipment included in the house modules: bathtub, shower base and shower door, toilet, sink, washbasin, faucets. Raw piping and factory installation up to house module floor (according to plan and specs). Factory installed acrylic shower base.
Pre-wired and connected 200 AMP electrical panel. Electrical wiring, electric baseboards, switches, outlets & plates, sockets, exterior lighting (according to plan and specs) and interior recessed lights (according to plan and specs).
Pre-installation of air exchanger and central vacuum ducts (raw intramural ducts pre-installed in the factory up to ground floor and 2nd floor according to plan and specs). Purchase and installation of the air exchanger and central vacuum at owner's expenses.
Prefabrication of the front balcony and exterior steps in treated wood (according to plan and specs) supplied and installed. Exterior beams and columns in decorative and/or structural wood (according to plan and specs) supplied and installed. Transport to the construction site.
Delivery and transport of the house modules to site by road up to 300km from our factory in Rivière-du-Loup included. Beyond 300km to the destination address, transportation costs are additional extras. Installation of the modules by crane. Installation on a typical lot included, additional costs apply for remote areas. Certain conditions may apply depending on the type of lot or if atypical lot.
A field inspection before delivery. Delivery of the house modules by road (according to estimate). Installation of the modules by crane on your foundation. Intermodule connections. Installation and sealing of modules and gables (according to plan and specs). Electrical and plumbing intermodule connections. Completion of exterior siding, soffits and fascia (according to plan and specs). Quality control inspection upon handing over the keys.

You must plan: The purchase of your lot and the access to the site for construction. Connections and hook-ups to public or private services (water, sewer, electricity or well, septic tank, internet, etc.). Fees and management of professional services as needed: soil study, surveyor, notary, financing, building permit, certificate of location, site plan, engineer (if needed), adaptation for seismic zone (if needed), transfer costs, etc.
You must plan for: Expenses, coordination and execution of the excavation, foundation and backfilling of the foundation.
You must provide for: Costs and management of trades for service connections and hook-ups (electricity, water, sewer, internet) to the private or public distribution network. Purchase, installation and calibration costs of the air exchanger (intra-wall ducts pre-installed in the factory up to ground floor and 2nd floor according to plan and specs). Air exchanger ducts in floor, outlet flaps and button. Purchase and installation costs of the central vacuum and accessories (ducts pre-installed in the factory up to ground floor and 2nd floor according to plan and specs). Purchase and installation costs of the water heater. Installation of cement basement floor/slab.
You must provide: Material and costs for plastering drywall seams, painting, subfloor & underlays for floors, floor covering and ceramics; installation of the under-ceramic membrane; after ceramic floor, installation of bath & bath fittings, shower door & shower faucets and toilet. Cutting and installation of baseboards and trims after floor coverings. Cutting and installation of wardrobe wire shelving, rods and support brackets after painting.
You must plan for: Materials and costs for coordinating and carrying out interior finishing work in the basement: installation of the cement basement floor/slab, insulation of the foundation walls, drywall around the perimeter of the foundation, basement windows installation, installation of divisions, electricity (wiring, electric baseboards, thermostats, outlets and switches), plumbing (pipes, drains and sanitary equipment), drywalling, basement stairs, plastering of drywall seams, painting, floor coverings and others. Installation of electrical outlets and wiring for washer/dryer when in the basement. Material and installation for plumbing under the basement slab and connection of the 3" sewer drain in the basement, from basement floor to under the basement slab.
